Spring & Fall Maintenance Visits

AC Tune-Up & HVAC Maintenance in East Texas

The units that die in July are almost never a surprise — they were reading out of spec in April. We take the measurements, write them down, and tell you what actually needs attention. Serving Canton, Edgewood and Van Zandt County since 1993.

What a Real AC Tune-Up Includes

A tune-up is a set of measurements, not a walk around the condenser. Here is what a technician does at your house, and why each step matters in our climate.

    Refrigerant Charge & Airflow

We measure superheat and subcooling, static pressure, and temperature split. An undercharged or airflow-starved system looks fine until the first 100° week, then fails on the hottest afternoon of the year.

    Electrical & Capacitor Testing

Capacitors, contactors, and wiring connections get tested under load. A capacitor reading below spec is the single most common cause of a no-cool call we get in July, and it is a cheap part to change before it strands you.

    Coil & Drain Cleaning

Condenser and evaporator coils get cleaned, and the condensate drain gets cleared and treated. In our humidity, a clogged drain line backs up into a pan, trips a float switch, or soaks a ceiling.

    Heat-Side Safety Checks

On the fall visit we inspect the heat exchanger, burners, flame sensor, and gas pressure, and we test heat pump defrost and auxiliary heat staging. Safety checks come before performance checks, always.

    Filtration, Thermostat & Ductwork

Filter sizing and fit, thermostat calibration and programming, and a visual duct inspection for disconnected runs and obvious leakage in the attic or crawl space.

Written Findings, Not a Sales Pitch

You get the readings we took, what is in spec, what is drifting, and what actually needs attention now. If nothing needs fixing, we tell you that and leave.

When to Schedule Maintenance in East Texas

Our cooling season is long and our winters bite in short, hard bursts. Two visits a year, timed right, catch nearly everything.

March–April: cooling tune-up before the first stretch of 90° days, while appointments are still easy to get
September–October: heating check before the first freeze, including heat exchanger and defrost testing
Before First Monday weekends: commercial cooling checks for Canton shops and rentals
Any time the system is new: first-year maintenance keeps most manufacturer parts warranties valid

AC Tune-Ups in Edgewood, TX (75117)

Edgewood sits in northern Van Zandt County just off I-20 along Highway 80, between Wills Point and Grand Saline. Most of the maintenance we do here is on older farmhouses and country properties along FM 2965 and FM 859, where the ductwork runs through unconditioned attics and crawl spaces.

That changes what a tune-up should focus on. On those houses we check duct leakage and attic insulation before anyone starts talking about a bigger unit — sealing ductwork often cuts runtime noticeably on its own, and it costs a fraction of new equipment. Newer builds out toward I-20 are typically heat pumps, so those visits center on defrost operation, auxiliary heat staging, and reversing valve function rather than gas burners.

Edgewood is about 28 miles from our Eustace shop and we run Van Zandt County routes daily, so same-day scheduling is normal here rather than an exception.

HVAC Maintenance in Canton, TX (75103)

Canton is the Van Zandt County seat on I-20 and is best known for First Monday Trade Days, which pulls heavy commercial cooling demand into town every month. If you run a shop, restaurant, or rental property around the grounds, the practical move is to schedule maintenance in the quiet week between events rather than discovering a failed contactor the Friday a crowd arrives.

On the residential side, Canton mixes historic in-town houses with rural acreage on propane heat, so we do both gas furnace work and heat pump conversions here. Those two need different fall checks: a propane furnace gets heat exchanger, burner, and gas pressure inspection, while a heat pump gets defrost cycle and auxiliary heat testing. A technician who runs the same checklist on both is not really checking either.

Canton is roughly 18 miles from our Eustace base, which puts us on site in under 35 minutes on most calls.

When Maintenance Is No Longer the Answer

Maintenance keeps a sound system running well. It does not fix a failed compressor, a cracked heat exchanger, or a system that is undersized for the house. If a tune-up turns up one of those, we say so plainly and price the alternatives instead of selling you another visit.

    AC Tune-Up & Maintenance FAQ

How often should an AC be tuned up in East Texas?+

Twice a year: once in spring before the cooling season and once in fall before the first hard freeze. Our cooling season runs long and hot, so equipment here accumulates far more run hours than the same unit would further north. A heat pump, which runs year-round for both heating and cooling, benefits the most from two visits.

What is included in an AC tune-up?+

Refrigerant charge verification, static pressure and temperature split readings, capacitor and contactor testing, condenser and evaporator coil cleaning, condensate drain clearing, thermostat calibration, filter check, and a visual ductwork inspection. On heating visits we add heat exchanger, burner, flame sensor, and defrost testing. You get the actual readings in writing.

How much does HVAC maintenance cost?+

We quote maintenance flat-rate and up front before any work starts, so the invoice matches the number you agreed to. Pricing depends on the number of systems and whether you want a single visit or a spring-and-fall plan. Call (903) 479-3015 and we will give you the figure over the phone.

Does a tune-up actually lower my electric bill?+

It removes the causes of wasted runtime rather than magically making the unit efficient. A dirty condenser coil, a low charge, a restricted filter, or leaking attic ductwork all force the system to run longer for the same comfort. Correcting those is where the savings come from, and in older Van Zandt County houses the duct side is usually the bigger of the two.

Do you service HVAC maintenance in Edgewood and Canton?+

Yes. Canton is about 18 miles from our Eustace shop and we dispatch there in under 35 minutes; Edgewood is about 28 miles up Highway 80 and gets same-day service. We run Van Zandt County routes daily, so scheduling maintenance in either town is routine.

Will maintenance void or protect my manufacturer warranty?+

Most manufacturers require documented annual maintenance to keep the parts warranty valid. We leave a dated record of each visit with the readings taken, which is what a manufacturer asks for if you ever file a claim.

    What if the tune-up finds a problem?+

We show you the reading that failed, explain what it means, and quote the repair flat-rate before touching anything. You decide. Nothing gets replaced on the assumption that you will not check.
