The Weekend-House Failure Pattern
A large share of Mabank homes are lake properties and weekend houses. The system sits idle for stretches, then someone arrives Friday evening to a house that has been closed up at 95 degrees inside and sets the thermostat to 70.
That is the hardest thing you can ask of an air conditioner. The compressor and fan motor have to start under maximum load after weeks without running, and the components that take the beating are the cheap ones:
- Run capacitors — these store the jolt that gets the compressor and fan turning. Heat degrades them, and a hard start finishes them. A humming outdoor unit with a fan that will not spin is the classic sign.
- Contactors — the electrical switch that closes to power the condenser. Pitted contacts from repeated hard starts cause intermittent no-cool calls that seem to fix themselves.
Both parts are inexpensive and quick to replace. Both also involve stored electrical charge, so they are not a homeowner repair.
Bringing a Lake House Back Online the Right Way
- Turn the system on before you need it. If you can get someone to flip it on a few hours ahead of arrival, do it. Pulling down gradually is far easier on the equipment than a 25-degree crash cool.
- Set a realistic first target. Ask for 78 on arrival and step it down. No residential system is designed to drop an entire closed-up house 25 degrees at once.
- Change the filter on arrival. A filter that sat in a humid, closed house for a month is not the filter you want to start the season with.
- Clear the condenser. Lakefront lots mean leaves, pollen and grass against the coil.
- Check the condensate drain. High lake humidity means heavy condensation, and a drain line that sat dry and dusty clogs fast — that is how you come back to water on the floor.
Humidity Is Its Own Problem Here
Close to the water, a system that is oversized for the house cools the air quickly, satisfies the thermostat, and shuts off before it has removed much moisture. The result is a house that reads 72 and still feels clammy, plus the musty smell that greets you at the door. If that describes your place, the fix is rarely more capacity — it is correcting airflow, run time and sizing.
